  • WHO IS ACQUA FUNDING?
    Acqua Funding is a leading real estate loan provider & consulting agency that is focused on creating strong partnerships with real estate investors and efficiently delivering scalable financing solutions. At Acqua, there is no ego, just fluid funding.
  • DOES ACQUA WORK WITH MORTGAGE BROKERS?
    No, Acqua Funding does NOT work with mortgage brokers of any type at this time.
  • IS ACQUA FUNDING A DIRECT LENDER?
    Yes, Acqua Funding has a whole arsenal of direct lending products. We have the ability to do bridge, rental, and ground up loans in house. Further, Acqua has a few wholesale funding channels that may be more competitive on certain products for certain loan scenarios. So, we will show the investor both options and let them choose which option they would like to move forward with - whether that be in house or through a wholesale channel!
  • DOES ACQUA FUNDING REQUIRE HARD CREDIT PULLS?
    No. Acqua Funding does not require hard credit pulls for short or long term financing.
  • WHAT IS THE ACQUA FUNDING PROGRAM PLACEMENT PRE-APPROVAL?
    Acqua Funding's processing team will run a preliminary credit review(soft pull) which allows you to know which funding program you will be placed in once you start your investment journey. This is the easiest way to have 100% confidence going into your first deal, whether that be a fix and flip or a rental.
  • HOW DOES ACQUA FUNDING GIVE FIRST TIME FLIPPERS 90% OF PURCHASE + 100% OF CONSTRUCTION?
    Acqua Funding is able to give 90% of purchase + 100% of rehab for first time investors in most states. They must qualify with a quality credit score, usually above 700 FICO. That is Acqua's only requirement to receive these leverage points. Our first time investor, 90/100 program is available in all states except: North Dakota, South Dakota, Minnesota , Montana, Idaho, Nebraska, Utah, Lousiana, Nevada, New Hampshire, Wyoming, Mississippi, Delaware, Maine, Vermont, and North Carolina.
  • WHAT IS THE DIFFERENCE BETWEEN THE "STANDARD PROGRAM" AND THE "PREMIUM PROGRAM?"
    The "Standard Program" is geared towards investors with FICO 660-700. The "Premium Program" is geared towards investors with FICO 700+.
  • WHERE DOES ACQUA FUNDING LEND?
    Acqua Funding funds nationwide with the exception of just a few states. Our in house program provides loans in all states except North Dakota, South Dakota, Alaska, and Vermont. Our first time investor, 90/100 "Premium Program" is available in all states except: North Dakota, South Dakota, Minnesota , Montana, Idaho, Nebraska, Utah, Lousiana, Nevada, New Hampshire, Wyoming, Mississippi, Delaware, Maine, Vermont, and North Carolina.
  • DOES ACQUA FUNDING REQUIRE EXPERIENCE?
    No, Acqua does not require any previous real estate experience for bridge loans and rental loans. However, we do need at least 1 build completed in the past in order to offer ground up financing.
  • WHAT IS THE MINIMUM FICO SCORE AT ACQUA FUNDING?
    Acqua has a minimum FICO requirement of 660 for rental loans and 660 for bridge loans.
  • WHAT IS ACQUA FUNDING'S MINIMUM LOAN SIZE?
    Minimum bridge loan size is 75,000. Minimum rental loan size is 67,500. Minimum rental loan asset value is 100,000.
  • DOES ACQUA FUNDING PROVIDE RENTAL LOANS?
    Yes, Acqua Funding provides rental loans for 1-4 unit and multifamily assets. Purchase and or refinances are available.
  • DOES ACQUA FUNDING PROVIDE COMMERCIAL FINANCING?
    No, Acqua Funding does not provide commercial financing in any capacity.
  • DOES ACQUA FUNDING PROVIDE RURAL FINANCING?
    No, Acqua Funding does not provide funding on rural properties.
  • DOES ACQUA FUNDING LEND ON MULTIFAMILY ASSETS?
    Acqua only lends on 1-4 unit residential properties.
